An EPC, or Energy Performance Certificate is needed when a property is built, sold or rented. These certificates have an energy efficiency rating ranging from A (most efficient) to G (least efficient).

EPCs contain information about the property's energy use and typical running costs. As a result, they also recommend ways to reduce utility bills by improving your home.

EPC Frequently Asked Questions

What is an Energy Performance Certificate (EPC)?

An EPC is a legally required certificate that displays the estimated costs for heating, lighting, and hot water, while showing the carbon emissions a property releases over three years. It is a legal requirement to have a valid EPC every time you sell or let a property. The certificate includes recommendations on how to reduce your energy consumption and allows you to compare the energy efficiency of homes across the UK. Find more information from the Government website on buying or selling your home.

How long is my EPC valid for?

An EPC is valid for ten years; however, the certificate will need to accurately reflect the information about your home, so if you’ve undertaken construction work on your property or made any changes that would affect its thermal performance, you would need to commission a new EPC.

What do the different EPC ratings (A to G) mean?

The EPC tells you how energy efficient your house is and gives it a rating from A (very energy efficient) to G (not energy efficient). You may be familiar with this rating system from other domestic appliances in your house.

What details are available on an EPC?

  1. Certificate number

This is the number that relates your EPC certificate to your property, it's unique.

  2. Valid until date

Your EPC will be valid for 10 years and this is this is the day it is valid until (providing that there haven’t been any changes to the property).

  3. The energy rating

At a glance, the current energy rating is displayed at the top and further down, you can see the potential rating based on certain improvements.

  4. A breakdown of the property’s energy performance

The elements of the property’s makeup are shown with their description and rating of how effective they are.

  5. The environmental impact your property

One of the biggest contributors to climate change is carbon dioxide (CO2). This section shows you your property’s annual production of carbon dioxide.

  6. Recommendations

The certificate will show recommendations that can be made to the property to create a more efficient home. These can vary in cost and complexity.

  7. Your estimated energy use and potential savings

The estimated cost shows how much the average household would spend in the property for heating, lighting and hot water. It is not based on how energy is used by the people living at the property.

  8. Assessor details

Here you can see the assessors contact details along with their accreditation body.

How do I find or replace a lost EPC?

All EPCs are available on the EPC register. Type in your postcode and find your address to access yours.

What is meant by a “domestic” EPC?

A domestic EPC is one that’s issued for a property on the basis that it’s a residential unit.

I’m renovating my house, can I get an EPC?

The assessment to complete an EPC is a “snapshot in time” and only the installed items can be used to calculate the outcome. If you are in the process of renovating your property and everything isn’t installed yet, you may want to wait until it is. For example, if your brand new boiler is in its box awaiting installation, our energy assessor will not be able to record it and therefore the certificate will show the old or no heating system.

How do I ensure my EPC complies with MEES regulations?

We offer a separate MEES Report service for this exact reason, check out the page for more information.

How does a shared heating system affect my EPC rating?

This is common and doesn’t pose a problem, our assessor will ask some questions regarding the communal heating system that are easy to answer.

I’ve got an EPC, do I need another one?

If your EPC is valid and in date (check here) you don't necessarily need a new one. You will however, if you have made any alterations to the property since its last inspection; this can include anything from window replacement to new extensions.
