EPCs for shops, offices, and warehouses

Commercial EPCs & Non-Domestic Energy Assessments

If you own, sell or let a commercial property, you need a valid Non-Domestic Energy Performance Certificate (EPC). At Harpr Surveyors, we carry out accurate commercial energy assessments for landlords, property developers and estate agents across the South West. We focus on providing the exact data you need to keep your property transactions moving forward.

Expert Non-Domestic EPC Providers

Fast, Compliant Service for Landlords & Agents

A missing or expired EPC can delay a new lease or hold up a property sale. We know commercial transactions often operate on tight deadlines, so we make it a priority to turn our reports around quickly. Our assessors work around your schedule to inspect your premises with as little disruption to your business as possible. We then provide your official certification promptly so you can tick the compliance box and get back to work.

Serving St Austell, Cornwall and Devon

Our team is based in St Austell, making us well placed to assess commercial buildings across Cornwall and over the border into Devon. We have a thorough understanding of the local commercial property market. This means that if your property is a high street shop or a rural industrial unit, you can rely on us for a compliant and accurate assessment.

What Types of Commercial Properties Do We Assess

Commercial buildings come in all shapes and sizes, and the energy assessment process changes depending on how the space is used. We have the experience required to survey a wide variety of non-domestic properties.

Confirmed Boundaries

Retail Shops & High Street Units

Retail units often have specific energy demands, from large display windows to targeted lighting and customer heating systems. We regularly assess high street shops to ensure owners meet their legal obligations before taking on new tenants or selling the building.

Scaled Accuracy

Offices & Professional Workspaces

Whether you manage a single floor of office space or an entire commercial block, we can provide an accurate EPC. We look at factors like your office lighting, heating, cooling and hot water systems to calculate the correct energy rating for your workspace.

Estate Agents

Garages, Workshops & Industrial Units

Industrial spaces like garages, warehouses and workshops have very different energy profiles compared to standard retail units. We assess the building fabric, heating provisions and overall layout to produce reliable energy certificates for industrial landlords and business owners.

Fully Qualified Level 3 and Level 4 Commercial Assessors

Commercial buildings are categorised by the complexity of their heating and ventilation systems. Assessors must hold the correct qualification to survey each type of building. We hold both Level 3 and Level 4 certifications, meaning we are qualified to assess the vast majority of commercial properties across the South West.

Level 3 Assessments (Standard Commercial)

A Level 3 property is a standard commercial building with straightforward heating and cooling. This includes properties using regular boilers, typical radiators, or basic split-system air conditioning units. Most high street shops, small offices and simple workshops fall into this category.

Level 4 Assessments (Complex HVAC and Air Handling)

Level 4 properties are more complicated. These buildings feature purpose-built, complex Heating, Ventilation and Air Conditioning (HVAC) systems. Because we hold our Level 4 certification, we have the advanced technical knowledge required to accurately assess these intricate air handling systems. We can survey everything up to and including Level 4, so you rarely need to look for another provider.

New Build Commercial Properties: SBEM and BRUKL

If you are constructing a new commercial building or planning a major extension, you must prove the design meets modern energy standards. We provide the calculations and reports required to satisfy Building Control right through to completion.

Harpr Surveyors SBEM calculations

SBEM Calculations

The Simplified Building Energy Model (SBEM) is the official calculation used to determine the energy performance of a new non-domestic building. We calculate the energy needed to heat, cool, ventilate and light your proposed space. This process ensures your design meets the targets set by current building regulations before construction begins.

BRUKL Reports for Building Control

To get approval from Building Control, you need a BRUKL report (Building Regulations UK Part L). We generate this report using the data from your SBEM calculation. We provide a design stage report before you build and a final as-built report once the project is finished. This final report is then used to issue your new commercial EPC.

Combine Your EPC with Floor Plans and Lease Plans

We know that preparing a commercial property for a new tenant involves a lot of paperwork. To save you time, we can carry out additional property surveys while we are on site completing your energy assessment.

Commercial Floor Plans

If you are putting your property on the market, a clear floor plan is a highly effective marketing tool. We can take the necessary measurements for a detailed commercial floor plan at the same time we conduct your EPC survey. This saves you the hassle of booking a second appointment with another surveyor.
